This initial phase focuses on understanding your specific requirements for the project. We'll meet with you to discuss your project type, desired lot size, budget, and location preferences. We'll delve into the specifics of how you envision using the site, including accessibility needs, desired amenities (e.g., parking, outdoor space), and any specific environmental considerations for the land. This collaborative discussion will help us create a detailed "site program" outlining the essential criteria for your ideal property location.

During this phase, we'll also discuss your long-term vision for the project and how the site selection fits into your overall development plan. We'll explore any potential constraints or opportunities you foresee. This information will be crucial in guiding our research and evaluation process.

By the end of this phase, we'll have a clear and documented understanding of your site requirements, priorities, and budget, which will serve as the foundation for the subsequent phases.

Deliverables: A written site program document outlining your needs, goals, budget, and prioritized criteria for building site selection.

Phase 2 - Identifying Potential Sites

Inventory & Analysis

This phase involves extensive research to identify potential sites that align with your established criteria. We'll utilize various resources, including online databases, local government records, real estate listings, and our professional network, to locate suitable properties.  We'll also investigate zoning regulations, land use maps, environmental reports (e.g., floodplains, wetlands), and utility availability for each potential site.

We'll analyze the surrounding context of each site, considering factors such as neighborhood character, proximity to transportation, access to amenities, and potential impacts from adjacent properties.  We'll also research historical data, such as previous land uses and any known environmental concerns.

Deliverables: A comprehensive inventory of potential sites, including detailed information about each property, such as size, zoning, utilities, environmental considerations, and surrounding context.

Phase 3 - Prioritizing Suitability

Comparative Analysis

In this phase, we'll conduct a thorough evaluation of each potential site to determine its suitability for your project. We'll visit each site in person to assess its physical characteristics, including topography, soil conditions, access points, and existing infrastructure.  We'll also evaluate potential challenges, such as environmental constraints, easements, setbacks, step backs, or other encumbrances.

We'll analyze the financial feasibility of each site, considering factors such as purchase price, development costs, and potential tax implications. We'll also evaluate the long-term potential of each site, considering factors such as future development possibilities and market trends.

Deliverables: A comparative site analysis report that summarizes the pros and cons of each potential site, highlighting its strengths and weaknesses relative to your project requirements.  This report will include a ranking of the sites based on their overall suitability.

Phase 4 - Site Selection Presentation

Recommendations 

This phase involves presenting our findings and recommendations to you in a clear and concise manner. We'll review the comparative site analysis report, discussing the advantages and disadvantages of each site in detail. We'll provide visual aids, such as maps, photos, and site plans, to help you visualize the potential of each location.

We'll also discuss any potential risks or challenges associated with each site, and we'll provide our professional opinion on which site we believe is the best fit for your project. We'll answer any questions you may have and provide guidance to help you make an informed decision.

Deliverables: A formal presentation summarizing the site selection process, highlighting key findings, and providing a clear recommendation for the preferred site.

Phase 5 - Post Purchase Support

Variance Application

Following the purchase of the selected site, it may be necessary to obtain variances from local zoning regulations to allow for your intended development.  This phase focuses on assisting you with the variance application process, should it be required.  We will review the specific zoning regulations that impact your site and identify any areas where a variance may be necessary.

We will then help you prepare the necessary documentation for the variance application, which may include site plans, architectural drawings, and written justifications explaining the need for the variance and demonstrating that it will not negatively impact the surrounding area. We can also assist with communicating with local authorities and attending any required hearings related to the variance application.  While we cannot guarantee the outcome, we will provide expert guidance and support throughout the process.

Deliverables:  Assistance with preparing and submitting variance applications, including documentation support and guidance through the local approval process.
